How It Works

 

Financing with Land Bank, LLC

  1. After searching our database and finding a property that you are interested in, locate the map or directions to the property under that listing. Go out to physically look at the property to determine if it is what you are looking for. You may want to print the information regarding the property to take with you when you go so that you can refer to it once you get there. Call in advance if you have any questions.

  1. Once you have viewed the property, give us a call at 334 – 514 – 5263 and speak with a member of our office staff to fill out a short and simple Credit Application over the telephone.

  1. We will call you with your approval status within 24 hours and schedule your appointment. The down payment (a minimum of $500) and closing costs are due at closing.

Outside Financing or Cash Sales

  1. After searching our database and finding a property that you interested in, locate the map or directions to the property under that listing. Go out to physically look at the property to determine if it is what you are looking for. You may want to print the information regarding the property to take with you when you go so that you can refer to it once you get there.

  1. Once you have viewed the property, give us a call at 334 – 514 – 5263 and speak with a member of our office staff to inform them of your interest in purchasing the property. We can prepare the Sales Contract and with your Earnest Money (down payment) we will be able to remove the property from the open market for thirty days while the closing is being planned. If you decide to finance with another lending institution and plan to use a closing agent we will need that office’s contact information. If you have the cash on hand to purchase the property outright we will need to schedule an appointment for you to come to our office to complete the transaction. A document preparation fee may apply.

Renting from Land Bank, LLC

  1. After searching our database and finding a property that you interested in, locate the map or directions to the property under that listing. Go out to physically look at the property to determine if it is what you are looking for. You may want to print the information regarding the property to take with you when you go so that you can refer to it once you get there. Call if you have any questions.

  1. Once you have viewed the outside of the home and surrounding area, give us a call at 334 – 398 – 2934 and speak with our Park Manager  to schedule an appointment  to view the interior. After the showing, you will need to come to our office to fill out a short and simple Credit Application and Background Inquiry Release. After all of the necessary information is obtained on the Credit Application and Background Inquiry Release, we will request a copy of your credit report from one of the major credit bureaus along with a complete background history and submit it for approval. An application fee may apply.

  1. We will call you with your approval status as soon as possible and an appointment will be scheduled for you to come into the office to sign your Lease. You will need to pay the security deposit and first month’s rent at the time of signing the Lease. The keys to the rental home will be given to you after the Lease is executed.

  1. You will begin making your monthly rental payments. Prior to the end of the term of your Lease, the decision to renew the Lease or not will be determined by the tenant and/or Land Bank, LLC.
